Multifamily Portfolio Manager 

The Resident Manager is the “face” of our company, in addition to being the manager of million dollar asset. PRIMARY RESPONSIBILITIES:   

  • Oversee major property upgrades and projects. Solicit and let bids.
  • Inspect units; on turnover and annually
  • Inspect exterior of property; at least monthly
  • Research market for rental prices, advertising, and marketing.
  • Develop marketing plan for each property in your portfolio
  • Maintain a 5% or better vacancy rate on your portfolio
  • Prepare monthly reports and annual budgets
  • Call/write/meet with property owners and tenants
  • Interview, train and supervise resident managers
  • Address tenant maintenance requests
  • Track tenant delinquencies
  • Respond to tenant reference calls
  • Participate in on call program
  • Authorize all expense payments and security deposit returns
  • Attend educational classes, shows, and meetings
  • Coordinate incoming/outgoing accounts in your portfolio
  • Secure documents for refinance, sales, appraisals, and meeting with same.
  • Tasks as assigned by Supervisor      

SECONDARY RESPONSIBILITIES 

  • Answer rental calls.
  • Take applications and complete move in documents

 ADA/OSHA REQUIREMENTS 

  • Physically able to lift 30 lbs and climb stairs
  • Physically able to operate a vehicle and telephone.
  • Physically able to type, read and write 

EMPLOYMENT REQUIRMENTS 

  • Able to pass credit, criminal, driving and drug screening
  • Type 40 WPM
  • Proficient in Microsoft Word and Excel
  • Valid ODL and reliable vehicle

Community Association Management Department Supervisor RESPONSIBILITIES:A. Interview, train and supervise community association staffB. Operate department according to company policies and procedures  C. Understand and follow the Oregon and Washington Laws relating to Association Management, Wage and Hour Laws, and Fair Housing Laws. 

D. Assure quality property management service is provided: 

  1. Portfolio consists of: Condominium and HOAs
  2. Meet with board at least annually.  Resolve issues.
  3. Inspect properties at least annually with respective PM. 
  4. Approve major expenses from other property managers.
  5. Review status of delinquent fee collection efforts.

E. Assure the department is meeting financial and operational goals: 

  1. Recruit new property management accounts. 
  2. Prepare and implement annual budget for the department
  3. Prepare and implement One Page Business Plan
  4. Attend bi monthly management team meetings

F. Directly manage a small portfolio of properties. 

  1. Share in the weekly On-call schedule for an average of one week per month.
  2. All other property management duties.

G. Anything else you or your supervisor thinks is part of the job.  Communication with supervisor is key, in particular: litigation, staffing, and any other issue that might have an impact on the operation of the Condominium /HOA department. 

ADA/ OSHA REQUIREMENTS: 

  1. Able to lift 30 pounds.
  2. Able to drive a vehicle.
  3. Able to operate telephone, computer, climb stairs.

MINIMUM JOB REQUIREMENTS: 

  1. Computer skills: Word, Excel and Outlook
  2. Knowledge of construction
  3. Ability to present information to a group (verbal)
  4. Able to type 40 WPM
  5. Knowledge of Robert’s Rules of Order
  6. Supervisory Skills
  7. Excellent writing skills
  8. 4 year college degree
