Management Responsibilities

  • Take rental calls, show rental units. Answer phone identifying property.
  • Take applications, fax or deliver to office for processing
  • Complete rental agreements, collect move in money, complete walk through with tenant
  • Comply with Fair Housing
  • Monitor Tenants for adherence to rules. Issue 72 hour, disturbance, pet, tow or abandonment notices.
  • Maintain keys and equipment
  • 35 hours per week dedicated office hours, on call for emergencies.
  • Develop and implement a resident retention program, i.e. community get together.
  • Prepare monthly resident newsletter.  Submit to office for approval before distribution.
  • Monitor rents in adjoining complexes.  Complete rent survey form quarterly.
  • Communicate regularly with property manager
  • Perform annual interior inspection.
  • Coordinate turnover of vacant units within 5 business days
  • Maintain maintenance, showing and telephone log
  • Attend monthly manager training classes
  • Submit weekly status report
  • Create and Maintain advertising to fill vacant units, including posting weekly V-flyer to Craig’s List

Maintenance Responsibilities:

  • Take maintenance calls and troubleshoot; send maintenance requests to property manager when applicable
  • Minor maintenance in vacant units: outlet covers, toilet seats, smoke detectors, closet doors, etc.
  • Clean dumpster areas as needed, patrol grounds for trash daily
  • Change light bulbs in hallways and exterior light fixtures
  • Vacuum, dust hallways weekly

Minimum Job Skills Required                        

  • Can read, write and perform basic math        
  • Able to pass credit, criminal and drug screen

ADA/OSHA Requirements:

  • Able to lift 25 lbs
  • Climb Stairs
  • Able to use telephone
  • Maintain MSDS manual for property

 Compensation

 Managers are employees (not subcontractors) of Bluestone & Hockley Real Estate Services, Inc.  You will be covered by workman’s compensation and unemployment.  Taxes will be withheld from your paycheck. Pay day is the third working day of each month.  You will be provided a two bedroom home valued at $650 per month, a salary of $500 per month.  You will receive, water sewer, and garbage service at no charge.  You will be provided with a business phone line.  Managers receive extra compensation for painting and cleaning of vacant units.

  • Maintain keys, petty cash, MSDS manual and equipment
  • Develop and implement resident retention program including annual party and
  • Prepare regular newsletters to tenants.  Submit to office for approval before distribution.
  • Monitor rents in adjoining complexes.  Complete rent survey form quarterly.
  • Communicate regularly with property manager.
  • Submit weekly reports to property manager – due before 10:00 am each Monday
  • Bi-Annual interior inspection
  • Attend monthly manager training classes
  • Maintain maintenance, showing and telephone log.
  • Marketing: Post weekly V-flyer ad on Craig’s List, keep flyer box filled, put up rental signs.

 MAINTENANCE DUTIES:

  • Coordinate with Landscaper
  • Take maintenance calls and troubleshoot
  • Minor maintenance in vacant units; outlet covers, light bulbs, smoke detectors, drip pans, etc.
  • Clean dumpster areas as needed
  • Patrol grounds and hallways for trash daily
  • Change light bulbs in exterior lights and set timers as needed
  • Keep laundry room clean: mop, sweep, take out garbage, wipe down machines, etc.
  • Coordinate turnovers.  Make units rent ready within 5 days.
  • Apply ice melt and shovel snow on walkways

 LANDSCAPE DUTIES:

 DAILY:

  • Note any plants needing attention – especially automatic watering of potted plants

 EACH WEEK (Average):

  • Blow parking lot and plant beds of dead leaves.  Rake as required.
  • Mow & edge front & back lawns.  Dispose of debris in dumpster.
  • Test timer and drippers on hanging flower baskets and potted plans.  Make adjustments as required to ensure proper flow.

 EACH MONTH

  • Spray for weeds in planting beds, edge of parking lot and fenced yard
  • Test lawn sprinklers

 4 X’s/YEAR:

  • Mow back yard

MISC: 

  • Monitor outdoor decorations such as holiday lights.

 NOT TO DO:

  • Any pruning (by owner)
  • Any spraying

 MINIMUM JOB SKILLS REQUIRED:

  • Can read, write and perform basic math
  • Operate computer – WORD

 COMPENSATION:

 Full rent credit on a 2 bedroom apartment, valued at: $690.00 per month, along with a salary of $350.00 a month Additional landscaping salary of $350.00 for duties outlined below.  Additional pre-approved compensation for maintenance; painting & cleaning for turnovers
