Challenge:

We began our management of a LEED certified historic office building with a complete inspection. During our inspection we discovered the heating system was operating improperly and was driving expenses and consumption over budget.

Solution:

We implemented a plan to that permanently fixed the problem.

Result:

We successfully reduced expenses by 10%, which equals a savings of $7,000 a year.

The Vacancy Rate Fell…

Challenge:

We assumed management control of a retail strip center that had a vacancy of 35%, some of the spaces had been vacant for over three years.

Solution:

We improved the street appeal of the property and began a new marketing campaign for the property.

Result:

In less than two years the vacancy rate fell from 35% to only 5%.

We Increased the Owner’s Bottom Line…

Challenge:

Immediately after taking over the management of a small retail strip retail center we discovered the previous management company had not estimated, collected or reconciled the tenants triple net (NNN) charges.

Solution:

We immediately corrected the error and began collecting the triple net charges.

result:

By discovering and correcting the error we increased the owner’s bottom line by 14%
