Maintenance Frequently Asked Questions
Can anyone hire Bluestone & Hockley Real Estate Services (B&H) for Maintenance? Yes! We work for all kinds of property owners: from individual condo owners, to small business owners, to national retailers. We do not have to manage the property to perform maintenance for you, and are always happy to work with new clients.
How much do you charge? We bill on a Time & Materials basis. We charge $47.50 per hour, with a $7 truck charge for all jobs. We do not mark up the materials that are used. For clients who are not B&H tenants, please note that payment is due at time of service. We accept checks, Visa, and Mastercard.
Do you charge travel time? Each morning we make every effort to dispatch our technicians in a manner which minimizes their travel time between jobs. You are charged from the time spent driving from the technician’s last location to your job site and for the time spent purchasing materials.
Do you always charge for Time & Materials? No. We are always willing to provide Free bids, for biddable jobs. See our Bids and Contracts page for details.
How do I get a free bid? Contact our office by emailing maint@bluestonehockley.com or calling 503-222-3800. Then you can speak to one of our manager, Bryce Higgins, about setting up an appointment to discuss your project.
I have an Emergency! Do you work on Weekends? Yes! We can respond to repairs on the weekends and after hours. We have a maintenance technician on call 24/7. Please note overtime rates do apply, so we often mitigate the problem for the weekend and complete the repair during regular hours. How soon can I get an appointment? Our schedule varies everyday, depending on the needs of our clients. Often we can provide same day service if needed, or we can discuss a time that works for you, but tasks are usually completed within the same week.
Are you a licensed and bonded contractor? Yes, we are licensed in Washington and Oregon. Our technicians are tested and undergo both a criminal and drug screen prior to being hired.
Do you work on Appliances? Because of the many models of appliances, and new digital components, we do not generally work on appliances.  If you need more basic repairs like drip pans installed on a stove, or a new range hood installed, we can make those repairs for you. Do you work on HVAC? HVAC is best left to the experts.  We suggest hiring a contractor that specializes in commercial heating, ventilation and cooling.
Do you provide the materials or should I? You can provide the materials upon our arrival if you would like, but feel free to leave it to us – we know where the local hardware stores are and where to purchase hard to find items. We do not mark up materials, so you pay what we pay at the store. You do, however, pay for the time we spend purchasing supplies.
I know my property needs repairs, but I’m not sure where to start. Can you help me? Yes! We are happy to offer consultations for your maintenance needs. We can walk you through your property, make a list of repairs required, and then provide a bid.
How many employees does B&H Maintenance have to help me? Our Maintenance team consists of 9 technicians and a manager. This means we have 10 technicians able to assist you on a daily basis. All of our technicians provide their own tools, and are equipped with company vehicles for transportation, so we are able to get to our clients and assist them as quickly and efficiently as possible.
