What are typical advertising costs? $150-$200 a month for website and newspaper advertising
Where does the company advertise its vacancies? Craigslist, on our website, The Oregonian and other local papers
Can you prohibit pets?Yes. If you are willing to accept pets we have a pet addendum and recommend a $500 pet deposit.
How do you screen potential tenants?We complete a credit and criminal background check. The employer and previous landlords are also contacted.
Is there a rental application fee?
Yes, $45 is collected from each applicant over the age of 18
When will I receive my monthly financial report and check? Reports and client draws are mailed on the 10th of each month.
Is the landlord before the current one checked as a rental reference? Yes
What’s the timetable for dealing with a tenant who won’t pay and won’t leave? A 72 hour notice is issued then an eviction “FED” hearing is requested
Is the owner present at the move-in and walk through? No
Do you use one year leases or month to month agreements? We require a one year lease, unless instructed otherwise by you, our client.
How many people are employed by Bluestone & Hockley Real Estate Services? 40
What happens if during the course of the agreement, I want to sell the property? Can I terminate the agreement? Yes, with a 30 day written notice or upon buyout or termination of the lease.
Does the contract with the lessee specifically exclude allowing the renters to make any “improvements” to the property? Yes
How do you handle poorly maintained landscaping issues? We send a yard letter to the tenants with a time frame for clean up. If the property is not cleaned up within that time frame we send out a crew and bill the tenant.
What do I need to provide in the rental property? Range, refrigerator and window coverings are expected in the Portland marketplace. You are not expected to provide a washer and dryer
Do you rent furnished units? Could I store personal items in the basement? We do not manage furnish units and strongly encourage you to remove all personal property from the house.
