Application Screening Criteria


There is a $68.00 charge for each individual applicant. Pets and Emotional Support Animals (ESA) are screened separately through PetScreening.com. Checks and cash are not accepted. This charge offsets some of our costs to run a credit check, income verification and criminal background check. Transunion provides the credit report, which relays information for the last seven (7) years. We do not discriminate on the basis of age, race, color, religion, sex, handicap, national origin, familial or marital status, sexual orientation, sexual identity or source of income. Please review our list of criteria. 

Please note, if you are a caregiver to one of our residents you must complete an application. You will be screened for conduct and criminal only. Your credit history and/or income will not be screened or used as grounds for denial. We provide a wide range of professional services to meet your needs. We promise to provide every service with a smile, and to your highest level of satisfaction.


APPLICATION REQUIREMENTS

Occupancy & Insurance Requirements


Maximum occupancy of no more than two (2) people per bedroom. In a single room occupancy dwelling where bathrooms and/or kitchens are shared with other tenants in the building there is a maximum occupancy of no more than one (1) person. 


We require all our residents to carry renter’s insurance.

Unless exempt, you will need to provide a certificate of insurance in the minimum amount of $100,000 liability prior to moving in. This policy does not apply to a household with income less than 50% of the area median income or subsidized with public funds. Failure to carry renter’s insurance is a violation and may result in fines or eviction. 


Screening Determination


Your application and any other applicants you apply with will be screened and a determination will be given to you as listed below. The determination will be based on the least qualified applicant. Upon beginning the screening process, a refund of your application fee will not be provided regardless of the determination.

If you meet the application criteria and are accepted, you will have the peace of mind of knowing other renters are being screened with equal care. Applications are accepted online at https://www.bluestonemgt.com/availability and fully completed applications (all applications in a group received with proof of income and proper identification) are processed based on the order of receipt of a completed application, or applications if applying as a group. An incomplete application, meaning it fails to include information concerning an Applicant’s identification, income or upon which an Applicant has intentionally withheld or misrepresented required information, will not be processed. If any information on the application is found to be misrepresented, it may result in the denial of your application, even if an approval has previously been determined. We may refuse to process an application if the Applicant has verifiable repeated Rental Agreement violations while a tenant under our management if the most recent violation occurred within 365 days before the application was submitted.  We accept the first qualified household. 

If you do not meet the credit, rental history or income criteria below, you may be referred to a guarantor company, OneApp. If your application process with OneApp is approved and complete, Bluestone Real Estate Services will approve your application with a minimum security deposit. 

If your application is approved, an execution deposit will be required to be paid within 72 hours to secure the rental unit. Failure to take possession of the premises as agreed will result in your forfeiture of all monies paid. Any remaining security deposit along with one full month of rent and a fully executed lease are required to be submitted 72 hours prior to moving into the rental unit. The security deposit and first month’s rent must be paid in certified funds (money order or cashier’s check) if immediate move in is required. Otherwise, online payments and personal checks are accepted though a 72 hour wait period is required before moving in. Cash is never accepted. 


CONDITIONS FOR APPROVAL OR DENIAL

Non-Compliance, NSF, Late and Other Fees

  • Late fees may be up to 10% of your monthly stated rent or $100, when rent is not received by the 4th day of the month.
  • $35 Dishonored Payment Fee, for payment returned by your financial/banking institution.
  • $50 Rule Violation Fee, when a 2nd offense notice is issued , $50+5% of one month's rent Rule Violation Fee, when a 3rd notice is issued withing a twelve (12) month period.
  • Illegal/Unauthorized Parking Fee, plus any tow costs assessed by the tow company to remove vehicle. 
  • Unauthorized Dumping Fee, plus any actual charge levied by the hauler to dispose of the items. 
  • Tenant’s failure to clean up animal waste. 
  • Unauthorized Animal Fee (1st offense, after warning) and $250 per violation thereafter. 
  • $250 Smoking violation in a non-smoking unit/building. 
  • Smoke Detector/Carbon Monoxide Tampering or Removal: Up to $250, per state law, plus the cost to replace detector or batteries. 
  • Lease Break Fee: equal to one and a half (1.5) times the stated rent if you terminate your lease agreement prior to the lease end date. 


The lease will specify any utilities contracted by the Landlord and how applicable utilities may be billed back to you. If you are late paying any utility bill back, pet rent, garage/parking space rent or any other extraneous monthly item, a $50 late fee or a 10% late charge, whichever is greater (but not to exceed $50 per occurrence) may be added to your account. What if I want to appeal my denied application?

There are several ways to dispute your denial. You have the right to appeal. You may write to Bluestone, contact our partner consumer reporting agency and dispute your report with our credit reporting agency.
